A lease is transferred to a „reserve“ successor if there is no priority successor. There are two categories of reserve replacements, family members and guardians. In the event of a renewal, the successful person is determined in accordance with Section 78, the review being the same as for priority successors. If a reserve successor succeeds in the occupancy contract, there can be no new succession, whereas if a priority successor dies and there are persons qualified for success as reserve successors of the contract, one of these persons may succeed the contract. However, after the treaty has been successful, there can be no succession. If you have any doubts about what you may or may not include in your guaranteed short-term lease, you should speak to your lawyer. As soon as Renting Homes (Wales) comes into force, there will be a new type of introduction in Wales to replace introductory rental contracts. Although most municipal landlords enter into a secure contract with their tenants, a municipal landlord will, in certain circumstances, establish a regular standard contract for a period of 12 months (an introductory lease) to allow the landlord of the municipality to determine whether the contractor will be able to maintain a secure contract. At the end of the 12-month period, the introductory tenant becomes a secure contract, unless the lessor attempts to extend the rental price to the Renting Homes (Wales) Act 2016, with the termination obligation provided for by Schedule 7. The contractor appealed in case he used the lessor`s decision to suspend the introductory to check the court. Unlike the current rules, which do not allow registered social landlords (who can instead issue short-term rents insured for an introductory period), all social sector landlords will be able, under the Renting Homes (Wales) Act, all social sector landlords will be able to adopt introductory leases. Most leases are automatically entered into with short-term leases.
